Dear Sir

Please refer to the contract dated the ……… day of ………… 2000,  made between you, as vendor of the one part, and myself as purchaser of the other part, by which you agreed to sell to me the, etc., situate at, etc., for the sum of Rs. ………………… I was at all material times and till now am ready and willing to complete the purchase subject to your performing your part of the said agreement. So I hereby give you notice that if you still fail and/or neglect to carry out your part of the said contract within ………… days from this date, I shall institute a suit for specific performance of the said agreement with damages and costs as against you.
